PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1943 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON APPROVING TENTATIVE TRACT MAP 4372 <br />FOR ERNEST PESTANA. <br />WHEREAS, Ernest Pestana has applied for tentative map approval of a <br />48 lot single-family residential subdivision on the 35 acre <br />site located between the Rosepointe subdivision and Happy <br />Valley Road, immediately westerly of Amber Lane; and <br />WHEREAS, the property is zoned R-1-20,000 (Single-Family Residential) <br />District; and <br />WHEREAS, the Planning Commission held a public hearing on January 15, <br />1981 at which time all public input and documents were <br />reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission of the City of Pleasanton <br />approves Tentative Tract Map 4372 subject to the <br />_ conditions of the staff report of 1/14/81 with the <br />following changes: <br />9. That the subdivider make a "best effort" attempt <br />to cause the portion of Amber Lane along the east <br />property line of the development to be designed <br />and constructed to provide for a 32' curb-to-curb <br />section, concrete curbs on both sides, and drive- <br />ways opening on the east side at the existing <br />driveway locations; in cooperation with and subject <br />to the satisfaction of the City Engineer. <br />10. That the developer be allowed to waive sidewalks <br />in all of the subdivision except for one side of <br />Arlington Drive. <br />11. That vertical curbs be used throughout the development. <br />17. That all applicable requirements of the Alameda <br />County Flood Control District or Road Department <br />or other interested outside governmental agencies <br />having jurisdiction be met. <br />24. That street lighting for traffic safety purposes be <br />provided by the developer. The type, number and <br />location of the electroliers shall be determined by <br />-- the City Engineer and that wooden poles may be used <br />for electroliers. <br />
