PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1852 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF A REZONING AS <br />FILED UNDER RZ-80-3. <br />WHEREAS, a concern has recently been raised by the owner of one of the <br />fully developed sites in the area (a site which was developed <br />under the previous higher density) with regard to the non- <br />conforming status of his property as it relates to density; and <br />WHEREAS, he is concerned that because of the non-conforming status if his <br />development were to be more than 508 destroyed, he would not <br />be able to rebuild it to its current density (approximately <br />23 units per acre) but instead would have to rebuild it under <br />the RM-4000 density (less than 11 units per acre); and <br />WHEREAS, the intent of the downzoning was to reduce the potential for <br />additional traffic on Vineyard Avenue, it is reasonable that <br />rezoning the fully developed parcels in the area back to their <br />previous zoning designation would not have any traffic impact <br />on that street. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. That the Planning Commission recommends approval of the <br />rezoning of the following properties: <br />1. Wisteria Lane Apartments, 3767 Vineyard Avenue, 59 units, <br />RM-4000 to RM-2500. <br />2. Pleasanton Green Apartments, 3819 Vineyard Avenue, 131 units, <br />RM-4000 to RM-2500. <br />3. Del Arroyo Apartments, 3955 Vineyard Avenue, 113 units, <br />RM-4000 to PUD High Density Residential (23-25 units per <br />acre). <br />4. Apartments located at 3969 Vineyard Avenue, 8 units, <br />RM-4000 to RM-2500. <br />5. Vintage Townhouse, 4095 Vineyard Avenue, 8 units, <br />RM-4000 to RM-1500. <br />Section 2.
