PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1857 <br />A R SOLUTION OF THE PLANNING COMMISSION OF THE <br />CIT OF PLEASANTON APPROVING TENTATIVE MAP <br />TRA T 4373 FOR FOOTHILL BUILDERS. <br />WHEREAS, Foo hill Builders has applied for tentative map approval <br />for a 13-lot residential subdivision of the 10 acre site <br />loc ted on the east side of Foothill Road south of <br />IIer al Avenue; and <br />WHEREAS, the property is zoned R-1-20,000 (Single-Family Residential) <br />Dis rict; and <br />WHEREAS, the <br />thi <br />NOW, THEREFO <br />Section 1. <br />to <br />cou <br />Planning Commission took public testimony concerning <br />application. <br />~E, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />he Planning Commission approves this application subject <br />he conditions shown because all of the required findings <br />d be made. <br />1. That the development be substantially as shown on the <br />Tentative Map for Tract 4373 on file with the Planning <br />Division, including the recreational easement and <br />40 ft. building setback line, except that the paved <br />section of both cul-de-sacs be a minimum of 28 ft. <br />or 29 ft. from face of curb to face of curb. <br />2. That the Planning Commission by approving the street <br />sections as recommended, modified the requirements of <br />the subdivision ordinance by eliminating sidewalks <br />and vertical curbs. <br />3. Subdivider acknowledges that the City of Pleasanton <br />does not guarantee the availability of sufficient sewer <br />capacity to serve this development by the approval of <br />this tentative tract map, and that the subdivider <br />agrees and acknowledges that either the final map or <br />building permit approval may be withheld if sewer <br />capacity is found by the City not to be available. <br />4. Upon approval of this tentative map, subdivider will <br />enter into a contract approved by the City Attorney <br />regarding the availability of sewer capacity and <br />
