PLANNING C <br />CITY OF PL <br />COUNTY OF <br />STATE OF C <br />RESOLUTION <br />A RESOLUTION OF THE PLANN <br />OF PLEASANTON APPROVING A <br />TRACT 4432 FOR PONDEROSA <br />WHEREAS, Ponderosa Homes has applie <br />140-lot residential subdiv <br />on the west side of Hopyar <br />Hansen Drive; and <br />WHEREAS, the property is zoned R-1- <br />District; and <br />WHEREAS, the Planning Commission <br />application. <br />NOW, THEREFORE, THE PLANNING COMMIS <br />ION <br />IA <br />1861 <br />COMMISSION OF THE CITY <br />TATIVE MAP FILED UNDER <br />for tentative map approval for a <br />ion of the 57 acre site located <br />Road, between Valley Avenue and <br />00 (Single-Family Residential) <br />testimony concerning this <br />RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission approves this application subject <br />to the conditions shown be ause all of the required findings <br />could be made. <br />Conditions <br />1. That the development b substantially as shown on <br /> tentative map tract 44 2 on file with the City. <br />2. That Packard Drive be onstructed from the phase I - <br /> phase III boundary at ' east as far as the eastern side <br /> of Via de la Cruz and hat the Via de la Cruz be extended <br /> from its present termi us to Packard Drive as part of <br /> the first phase of deve lopment. <br />3. That the developer be dvised that a conditional use <br /> permit is required pri r to the construction of the <br /> model home complex in hase I-A. <br />4. That the subdivider ac nowledges that the City of <br /> Pleasanton does not gu' ranty the availability of <br /> sufficient sewer capac" ty to serve this development <br /> by the approval of thi tentative tract map and that <br /> the subdivider agrees ' nd acknowledges that either <br /> the final map or build' ng permit approval may be <br /> withheld if sewer capac ity is found by the City to <br /> not be available. <br />5. That upon approval of his tentative map, the subdivider <br /> will enter into a cont act approved by the City Attorney <br />_ regarding the availabi ity of sewer capacity and <br /> acknowledges that no p omises of capacity are made by the <br /> City. <br />
