PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1612 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON DENYING THE APPLICATION OF <br />TRI-CITIES AMBULANCE, INC., TO OPERATE FROM A <br />RESIDENCE LOCATED AT 4195 FRANCISCO STREET. <br />WHEREAS, Tri-Cities Ambulance, Inc., applied for a home occupation <br />permit to operate an ambulance service from a residence at <br />4195 Francisco Street; and <br />WHEREAS, another location at 4107 Nevis Street, was also applied for <br />that same ambulance service; and <br />WHEREAS, zoning for both properties at 4195 Francisco Street and <br />4107 Nevis Street, is R-1-6500 (Single Family Residential) <br />District; and <br />WHEREAS, in evaluating both locations, staff felt that the location <br />at 4195 Francisco Street was preferable because of direct <br />access to a main thoroughfare; and <br />WHEREAS, Tri-Cities Ambulance, Inc., withdrew their application <br />for consideration of the location at 4107 Nevis Street; and <br />WHEREAS, a public hearing to review the application at 4195 Francisco <br />Street was held at a special meeting of the Planning Com- <br />mission on February 27, 1978; and <br />WHEREAS, reports, documents, maps and testimony were reviewed by <br />the Planning Commission at said public hearing; and <br />WHEREAS, strong neighborhood objection was registered because of <br />an already heavy traffic condition, children walking in <br />the area, fears of depreciating property values, and <br />possibility of destruction of residential character of <br />the neighborhood; and <br />WHEREAS, several Planning Commissioners raised concerns that the <br />operation of a commercial enterprise such as the ambulance <br />service is inappropriate in a residential area because the <br />service will change the residential character of the <br />neighborhood; because it would be visually apparent from <br />the boundaries of the site; that the operation of the <br />ambulance service would not be incidental and subordinate <br />to the use of the structure as a dwelling; and that the <br />ambulance service would not meet the purposes and intent <br />of the home occupation ordinance of the City. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />
