PLANNING COMMISSION
CITY OF PLEASANTON
COUNTY OF ALAMEDA
STATE OF CALIFORNIA
RESOLUTION NO. 1612
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PLEASANTON DENYING THE APPLICATION OF
TRI-CITIES AMBULANCE, INC., TO OPERATE FROM A
RESIDENCE LOCATED AT 4195 FRANCISCO STREET.
WHEREAS, Tri-Cities Ambulance, Inc., applied for a home occupation
permit to operate an ambulance service from a residence at
4195 Francisco Street; and
WHEREAS, another location at 4107 Nevis Street, was also applied for
that same ambulance service; and
WHEREAS, zoning for both properties at 4195 Francisco Street and
4107 Nevis Street, is R-1-6500 (Single Family Residential)
District; and
WHEREAS, in evaluating both locations, staff felt that the location
at 4195 Francisco Street was preferable because of direct
access to a main thoroughfare; and
WHEREAS, Tri-Cities Ambulance, Inc., withdrew their application
for consideration of the location at 4107 Nevis Street; and
WHEREAS, a public hearing to review the application at 4195 Francisco
Street was held at a special meeting of the Planning Com-
mission on February 27, 1978; and
WHEREAS, reports, documents, maps and testimony were reviewed by
the Planning Commission at said public hearing; and
WHEREAS, strong neighborhood objection was registered because of
an already heavy traffic condition, children walking in
the area, fears of depreciating property values, and
possibility of destruction of residential character of
the neighborhood; and
WHEREAS, several Planning Commissioners raised concerns that the
operation of a commercial enterprise such as the ambulance
service is inappropriate in a residential area because the
service will change the residential character of the
neighborhood; because it would be visually apparent from
the boundaries of the site; that the operation of the
ambulance service would not be incidental and subordinate
to the use of the structure as a dwelling; and that the
ambulance service would not meet the purposes and intent
of the home occupation ordinance of the City.
NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS:
