PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-88-19 <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION <br />FOR KEN GOOCH AS FILED UNDER CASE PUD-87-12-1M AND <br />PUD-87-13-1M <br />WHEREAS, Gooch and Associates has applied for a major <br />modification to approved development plans for a 13 unit <br />and 25 unit single-family residential project to modify <br />conditions of approval relating to Growth Management <br />Program application restrictions and to reconfigure the <br />approved development plan; and <br />WHEREAS, zoning for the two properties is PUD (Planned Unit <br />Development) - Medium Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of February 24, <br />1988, the Planning Commission considered all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission finds that construction on both <br />missing segments of the Bernal Avenue extension will <br />commence in the Spring of 1988. The start of <br />construction on these two roadway segments would rescind <br />the Vineyard Avenue moratorium as required by Resolution <br />85-130. Given the timing of these factors, the <br />conditions prohibiting the applicant to seek Growth <br />Management Allocations should be eliminated. Given the <br />above-referenced time lines, granting of Growth <br />Management allocations to these two projects in the <br />April 1988 Program would still insure that no <br />construction be commenced on the projects until both <br />segments of the Bernal Avenue extension were under <br />construction. The April 1988 Growth Management <br />Allocation Program will only be granting 1989 approvals. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of Case PUD-87-12-1M/87-13-1M, <br />application of Gooch and Associates for a major <br />modification to approved development plans for a 13 unit <br />and 25-unit single-family residential projects to modify <br />conditions of approval relating to growth Management <br />Program Application restrictions subject to the <br />following conditions: <br />1. That the revised development for Case PUD-87-13-1M <br />be substantially as shown on the plans, Exhibit A, <br />on file with the Planning Department. <br />- 1 - <br />
