Box 520 <br />Pleasanton, CA 94566 <br /> <br />INDEMNIFICATION AGREEMENT <br /> <br />THIS INDEMNIFICATION AGREEMENT is made this 2nd day of December, 1999, <br />between Carl L. Laughlin and Terry L. Laughlin (Property Owners) and the CITY OF <br />PLEASANTON, a Municipal Corporation, (City). <br /> <br />RECITALS <br /> <br />Property Owners own the real property at 970 Crellin Road, Pleasanton, California, more <br />particularly described in the attached Exhibit A. <br /> <br />Property Owners had an addition to the residence constructed on the Property in 1985. <br /> <br />Property Owners have requested that the City allow the underfloor clearance to remain as <br />constructed in 1985. The Property Owners are aware that the underfloor clearance as constructed <br />does not allow access to the area of underfloor that is directly under the addition. <br /> <br />The 1982 Uniform Building Code, in effect at the time of construction Chapter 25, <br />Article 2516, Section 2. Under-floor clearance in part: "Where wood joists or the bottom of <br />wood structural floors without joists are located closer than 18 inches or wood girders are located <br />closer than 12 inches to exposed ground in crawl spaces........... the floor assembly ......shall be <br />approved wood of natural resistance to decay as listed in Section 2516 (c) or treated wood." <br /> <br />The Property Owners have requested the City to allow the crawl space to remain as <br />constructed. The clearance of the underfloor area at the addition varies from 8 inches to 11 <br />inches and slopes to the required clearances where the addition adjoins the main residence. The <br />addition was constructed and inspected by The Building Department and approved final in 1985. <br />
