PLANNING COMMISSION <br />RESOLUTION N0. 1081 <br />WHEREAS, the application of MacKay ~ Somps for approval of <br />Tentative Tract Map ~~3102 - Oakhill (refile), has come <br />before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the City <br />of Pleasanton hereby approves Tentative Tract Map ~k3102 <br />(refile), subject to the following conditions: <br />1. A modification be granted for street width of cul-de- <br />sacs in excess of 300 feet to allow a width of 42 feet. <br />2. A modification be granted to allow the proposed <br />cul-de-sac design except that rounded corners shall be <br />constructed to fit the capability of a street sweeper. <br />3. A modification be granted to allow decreased lot <br />depths as shown. <br />4. That the developer submit a list of proposed street <br />names for approval by the Planning Director prior to <br />submittal of a final map. <br />5. The landscaped areas at the ends of cul-de-sacs shall <br />be included as part of the adjacent lots and Landscaped <br />by the developer. <br />6. That approval of the sanitary sewer system be withheld <br />until the developer has demonstrated to the satisfaction <br />of the City Engineer that the proposed system is adequate <br />for the service area and generally meets the immediate <br />and long range requirements of the sanitary sewer system <br />in this and all tributary areas. <br />7. That the developer affirm his responsibility for the <br />construction of the 12-inch water main in Muirwood <br />Drive through this development and agree to cooperate <br />with the City in the construction of this water main <br />should it be needed in advance of the development <br />schedule of this portion of this subdivision. <br />8. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long-range <br />requirements for supplying water in this area. <br />9. That approval of the storm drainage system be withheld <br />until final design calculations have been completed and <br />the developer has demonstrated to the satisfaction of the <br />City Engineer that the system fully meets the requirements <br />of this development and all upstream areas intended to <br />be drained through this tract and that the requirements <br />of Alameda County Flood Control District and the Division <br />of Highways have been met. <br />
