PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2007-01 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF MICHAEL <br />AMINIAN AND MOHSEN SADRI FOR PLANNED UNIT DEVELOPMENT <br />DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-56 <br />WHEREAS, Michael Aminian and Mohsen Sadri have applied for Planned Unit <br />Development (PUD) development plan approval to allow three new single-family <br />homes on an approximately 1.45-acre parcel located at 865 Clara Lane, in the <br />Vineyard Avenue Corridor Specific Plan Area; and <br />WHEREAS, at its duly noticed public hearing of January 10, 2007, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, An Environmental Impact Report was prepared and certified for the Vineyard <br />Avenue Corridor Specific Plan on March 1999, and the California Environmental <br />Quality Act (CEQA) specifies that individual residential development projects <br />that are prepared pursuant to the requirements of an adopted specific plan, for <br />which an EIR has been prepared and certified are exempt from additional <br />environmental review; and <br />WHEREAS, the Planning Commission determined that the proposed development plan is <br />appropriate for the site; and <br />WHEREAS, the Planning Commission made the following findings: <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br />All on-site infrastructure shall be installed by the project developer with <br />connections to municipal systems in order to serve the site. Adequate storm <br />drain, sanitary sewer, and water service utilities are present near the development <br />and are sufficient to serve the new buildings. Public street access is provided to <br />all structures for police, fire, and other emergency response vehicles. The <br />buildings are designed to meet the requirements of the Building Code and other <br />applicable City codes. The applicants will install ample landscaping as part of the <br />project. Therefore, as conditioned, the proposed plan is in the best interest of the <br />public health, safety, and general welfare, and this finding can be made. <br />
