PLANNING COMMISSION CITY OF PLEASANTON _ COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION N0. 2401 .. A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON APPROVING A TENTATIVE MAP FOR PONDEROSA HOMES AS FILED UNDER TRACT 5224 WHEREAS, Ponderosa Homes has applied to subdivide approximately 43 acres into 180 single-family lots and a 5 acre park site located southeast of the confluence of the Arroyo de la Laguna and Pleasanton Canal; and WHEREAS, zoning for the property is PUD (Planned Unit Development)-Medium Density Residential District; and WHEREAS, at their duly noticed public hearing of November 28, 1983, the Planning Commission considered all public testimony, relevant exhibits and recommendations of the City Staff; and WHEREAS, the Planning Commission has determined that Tentative Tract Map 5224 conforms to the PUD zoning for the subject property. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: "- Section 1. Approves the application of Ponderosa Homes to subdivide approximately 43 acres into 180 single-family lots and a 5 acre park site located southeast of the confluence of the Arroyo de la Laguna and Pleasanton Canal subject to the following conditions: 1. That the development be substantially as shown on tentative map 5224 on file with the City except that lots 7 and 8 at the end of Court "A" shall be redesigned to provide vehicular access to the greenbelt which runs along the western side of the project area. 2. That the street names for the streets in the subdivision shall be submitted for approval by the Planning Commission as part of the consideration of the tentative map. 3. That the developer shall install a 6 ft. high masonry wall between the park site and lots 156-161. The design of said wall shall be approved by the Planning Department prior to final map approval. 3. That approval of this case is subject to all conditions contained in the report from the City Engineer dated 11/28/83. Section 2. This resolution shall become effective 15 days after its passage and adoption. _ PASSED AND ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF PLEASANTON ON THE 28TH DAY OF NOVEMBER 1983 BY THE FOLLOWING VOTE: AYES: Commissioners Doherty, Getty, Lindsey and Wilson NOES: Chairman Jamieson ABSENT: None ABSTAIN: None
