PLANNING COMMISSION <br />CITY OF PLEASANTON <br />_ COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2401 .. <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING A TENTATIVE MAP <br />FOR PONDEROSA HOMES AS FILED UNDER TRACT 5224 <br />WHEREAS, Ponderosa Homes has applied to subdivide approximately 43 acres into <br />180 single-family lots and a 5 acre park site located southeast of <br />the confluence of the Arroyo de la Laguna and Pleasanton Canal; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development)-Medium <br />Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of November 28, 1983, the Planning <br />Commission considered all public testimony, relevant exhibits and <br />recommendations of the City Staff; and <br />WHEREAS, the Planning Commission has determined that Tentative Tract Map 5224 <br />conforms to the PUD zoning for the subject property. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES <br />THE FOLLOWING: <br />"- Section 1. Approves the application of Ponderosa Homes to subdivide approximately <br />43 acres into 180 single-family lots and a 5 acre park site located <br />southeast of the confluence of the Arroyo de la Laguna and Pleasanton <br />Canal subject to the following conditions: <br />1. That the development be substantially as shown on tentative map <br />5224 on file with the City except that lots 7 and 8 at the end <br />of Court "A" shall be redesigned to provide vehicular access <br />to the greenbelt which runs along the western side of the project <br />area. <br />2. That the street names for the streets in the subdivision shall <br />be submitted for approval by the Planning Commission as part <br />of the consideration of the tentative map. <br />3. That the developer shall install a 6 ft. high masonry wall between <br />the park site and lots 156-161. The design of said wall shall <br />be approved by the Planning Department prior to final map approval. <br />3. That approval of this case is subject to all conditions contained <br />in the report from the City Engineer dated 11/28/83. <br />Section 2. This resolution shall become effective 15 days after its passage <br />and adoption. <br />_ PASSED AND ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF PLEASANTON ON <br />THE 28TH DAY OF NOVEMBER 1983 BY THE FOLLOWING VOTE: <br />AYES: Commissioners Doherty, Getty, Lindsey and Wilson <br />NOES: Chairman Jamieson <br />ABSENT: None <br />ABSTAIN: None <br />
