PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2411 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON APPROVING A TENTATIVE <br />MAP FOR MORRISON HOMES AS FILED UNDER TRACT <br />NUMBER 5244 <br />WHEREAS, Morrison Homes has applied for tentative approval of <br />a 209 lot subdivision of approximately 25 acres with <br />lots ranging in size from approximately 0.07 to 3.6 acres <br />located at the northeast corner of Santa Rita Road and <br />Valley Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development)- <br />Medium Density Residential District; and <br />WHEREAS, a mitigated negative declaration was prepared for the <br />PUD on the subject property and this tentative map is <br />in conformance with the PUD, therefore, this submittal <br />is not considered to be a new project under CEQA and <br />no environmental document accompanied this case; and <br />WHEREAS, this tentative map proposal conforms to the approved <br />Planned Unit Development zoning for the site; and <br />WHEREAS, at their duly noticed public hearing of January 11, 1984 <br />the Planning Commission considered all public testimony <br />and relevant exhibits concerning this application. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Tract 5244, application of Morrison Homes <br />subject to the following conditions: <br />1. That the development be substantially as shown on <br />Tentative Map Tract 5244 on file with the City. <br />2. That street names for the private streets in the <br />development shall be approved by the Planning Commission <br />prior to submittal of the final map. <br />3. That the final map shall show 6 parallel 8 ft. x <br />22 ft. parking spaces along the northwest side of <br />"B" Street near its intersection with Kolln Street. <br />4. That the developer shall provide in-kind park improvements <br />for the deficit park area between the 8.54 acres <br />required in the original PUD and the amount of acreage <br />ultimately shown on the final subdivision map. These <br />improvements shall be approved by the City Staff. <br />5. That approval of Tentative Map Tract 5244 is subject <br />to all conditions contained in the staff report from <br />the City Engineer dated 1/11/84, attached hereto <br />and made part of this case by reference. <br />
