PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION N0. 2254 A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING APPROVAL OF THE MITIGATED NEGATIVE DECLARATION PREPARED FOR PONDEROSA HOMES, INC. ET AL UNDER CASE PUD-82-23 WHEREAS, Ponderosa Homes, Inc. et al has applied for PUD (Planned Unit Development)-High Density Residential zoning and development plan approval for a 125 lot residential project proposed for the approximately 15 acres of land located on the west side of Valley Avenue between Hansen Drive and Via de los Milagros; and WHEREAS, zoning for the property is currently R-1-6500 (Single-family Residential), RM-4 and RM-15 (Multi-family Residential) Districts; and WHEREAS, at their duly noticed public hearing of January 12, 1983 the public was afforded the opportunity to comment on the environmental impacts of the proposed planned unit development; and WHEREAS, the City Planning Commission has reviewed the potential impacts in accordance with state and local guidelines governing the preparation of negative declarations and environmental impact reports; and _ WHEREAS, the Initial Study prepared by the City staff indicated that there may be a significant impact on the environment relating to noise in approving this project, but conditions imposed upon project approval would reduce those impacts to an insignificant level. NOW, THEREFORE , THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of the Mitigated Negative Declaration prepared for case PUD-82-23 as described herein. Section 2. Finds that based upon the review of the Initial Study, public testimony and documentary evidence presented at the public hearing that there could be a significant adverse impact upon the environment as a result of project approval but that conditions imposed upon project approval would reduce those impacts to an insignificant level. Section 3. This resolution shall become effecitve immediately upon its passage and adoption. PASSED AND ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF PLEASANTON ON THE 12TH DAY OF JANUARY 1983 BY THE FOLLOWING VOTE: AYES: Commissioners Doherty, Getty, Jamieson and Chairperson Lindsey NOES: None ABSENT: Commissioner Wilson ABSTAIN: None
