PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2254 <br />A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING <br />APPROVAL OF THE MITIGATED NEGATIVE DECLARATION PREPARED <br />FOR PONDEROSA HOMES, INC. ET AL UNDER CASE PUD-82-23 <br />WHEREAS, Ponderosa Homes, Inc. et al has applied for PUD (Planned Unit <br />Development)-High Density Residential zoning and development plan <br />approval for a 125 lot residential project proposed for the <br />approximately 15 acres of land located on the west side of Valley <br />Avenue between Hansen Drive and Via de los Milagros; and <br />WHEREAS, zoning for the property is currently R-1-6500 (Single-family <br />Residential), RM-4 and RM-15 (Multi-family Residential) Districts; and <br />WHEREAS, at their duly noticed public hearing of January 12, 1983 the <br />public was afforded the opportunity to comment on the environmental <br />impacts of the proposed planned unit development; and <br />WHEREAS, the City Planning Commission has reviewed the potential impacts <br />in accordance with state and local guidelines governing the preparation <br />of negative declarations and environmental impact reports; and <br />_ WHEREAS, the Initial Study prepared by the City staff indicated that there <br />may be a significant impact on the environment relating to noise <br />in approving this project, but conditions imposed upon project <br />approval would reduce those impacts to an insignificant level. <br />NOW, THEREFORE , THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES <br />THE FOLLOWING: <br />Section 1. Recommends approval of the Mitigated Negative Declaration prepared <br />for case PUD-82-23 as described herein. <br />Section 2. Finds that based upon the review of the Initial Study, public <br />testimony and documentary evidence presented at the public hearing <br />that there could be a significant adverse impact upon the environment <br />as a result of project approval but that conditions imposed upon <br />project approval would reduce those impacts to an insignificant level. <br />Section 3. This resolution shall become effecitve immediately upon its passage <br />and adoption. <br />PASSED AND ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF PLEASANTON ON THE <br />12TH DAY OF JANUARY 1983 BY THE FOLLOWING VOTE: <br />AYES: Commissioners Doherty, Getty, Jamieson and Chairperson Lindsey <br />NOES: None <br />ABSENT: Commissioner Wilson <br />ABSTAIN: None <br />
