PLANNING COMMISSION <br />~ CITY OF PLEA5ANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2268 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING TENTATIVE TRACT <br />MAP 5094 FOR PONDEROSA HOMES. <br />WHEREAS, Ponderosa Homes has applied for tentative subdivision <br />approval of 125 lot subdivision of approximately 15 <br />acres of land located on the west side of Valley Avenue <br />between Hansen Drive and Via de los Milagros; and <br />WHEREAS, zoning for the property is currently R-1-6500 (Single- <br />family Residential), RM-4 and RM-15 (Multi-family <br />Residential) District under application for rezoning to <br />the PUD (Planned Unit Development)-High Density <br />Residential District; and <br />WHEREAS, at their duly noticed public hearing of February 9, 1983 <br />the Planning Commission considered all public testimony, <br />pertinent exhibits and recommendation of City Staff; and <br />WHEREAS, the Planning Commission found that the proposed tentative <br />tract map is in conformance with the approved Planned <br />_ Unit Development zoning and development plan approval <br />for the subject property except that Condition No. 25 <br />of the ordinance approving case PUD-82-23 states that <br />the design and construction of the fence along the Valley <br />Avenue frontage of the subject property shall be <br />determined at the time of tentative map approval; and <br />WHEREAS, Ponderosa Homes has applied for a modification to <br />Condition No. 25 to provide that the design and <br />construction of the fence along the Valley Avenue <br />frontage of the subject property shall be determined <br />prior to submittal of the final map. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOI9ING: <br />Section 1. Approves Tentative Tract Map 5094 for Ponderosa Homes <br />for the 125 lot subdivision of approximately 15 acres of <br />land located on the west side of Valley Avenue between <br />Hansen Drive and Via de los Milagros subject to the <br />conditions shown on Exhibit "A" attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption. <br />
