PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2272 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF <br />CASE PUD-83-1, APPLICATION OF DUNCAN MATTESON & <br />JOHN FERRERI <br />WHEREAS, Duncan Matteson and John Ferreri have applied for PUD (Tanned Unit <br />Development)-High Density Residential zoning and develo ment plan <br />approval fora 154 unit multi-family residential projec on <br />approximately 8.8 acres of land located at 4323 and 436 Valley <br />Avenue (approximately 500 feet west of the intersectionlof Valley <br />Avenue and Santa Rita Road); and <br />WHEREAS, zoning for the property is "A" (Agricultural) and R-1-6500 (Single- <br />family Residential) District; and <br />WHEREAS, the applicants have held meetings with neighboring residential <br />property owners to solicit their opinions with regard to the proposed <br />development and as a result of those meetings, building setbacks have <br />been increased over those shown on the originally submitted plans; and <br />WHEREAS, at their duly noticed public hearing of February 23, 193 the Planning <br />Commission recommended approval of a Negative Declaration for this <br />project, considered all public testimony, exhibits and recommendations <br />of the applicants and City Staff; and <br />WHEREAS, the Planning Commission found that the proposed zoning iris in conformance <br />with the General Plan for the property which is subject bf this <br />application. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of case PUD-83-1, application of <br />and John Ferreri for PUD (Planned Unit Development)-Higl <br />Residential zoning and development plan approval for a <br />residential project on approximately 8.8 acres of land <br />4323 and 4365 Valley Avenue subject to the conditions sl <br />Exhibit "A" attached hereto and made part of this case I <br />Section 2. This resolution shall become effective immediately u~ <br />passage and adoption. <br />PASSED AND ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF PLE <br />23RD DAY OF FEBRUARY 1983 BY THE FOLLOWING VOTE: <br />AYES: Commissioners Doherty,..
