PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STt;TE OF CALIFORNIA <br />RESOLUTION NO. 2122 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF <br />CASE PUD-81-35, APPLICATION OF JOE MADDEN <br />WHEREAS, Joe Madden has applied for Planned Unit Development <br />zoning (P.U.D. Commercial and Offices) and determination <br />of uses allowed for an approximately 13.7 acre site <br />located at the northwest corner of Stanley Boulevard <br />and First Street; and <br />WHEREAS, current zoning for the property is "A" (Agricultural) <br />District; and <br />WHEREAS, at its duly noticed public hearing the Planning Commission <br />recommended approval of the negative declaration of <br />environmental impacts for the subject application; and <br />WHEREAS, a duly noticed public hearing was held on Janu~sy 1.3, <br />1982 at which time all public testimony acid docnmants were <br />received and considered. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />'- Section 1. Finds that P.U.D. (Planned Unit Development-Commercial) <br />zoning is in conformance with the General Plan. <br />Section 2. Recommends that the approximately 13.7 acre site located <br />at the northwest corner of Stanley Boulevard and First <br />Street be zoned P.U.D.-Commercial subject to the following <br />conditions: <br />1. That approval of case PUD-81-35 only constitutes rezoning <br />of the subject property from Agricultural to PUD-Commercial <br />and that no development of the property shall take place <br />until a development plan has been submitted and approved <br />under separate application. <br />2. That there shall be no development of the subject <br />property until access to the site can be provided <br />directly from Stanley Boulevard across the Southern <br />Pacific Railroad right-of-way to the subject site and that <br />the points of access shall not be determined until a <br />development plan has been submitted. <br />3. That there shall be no parcelization of the subject <br />property until a development plan has been approved <br />on the subject site. <br />4. That the allowed and conditionally allowed uses on the <br />subject property shall be those showy. on Exhibit "A" <br />attached hereto and made part of this case by reference. <br />
