THE CITY OF ~ O <br />- -•• ~~°°°~ "'"~~ "" CITY COUNCIL AGENDA REPORT <br />~'L£~S~4NTON~ <br />March 20, 2007 <br />Planning and Community Development <br />TITLE: PUD-94-04-02M, JEFF DEBERNARDI -CONSIDER AN APPLICATION <br />FOR A MINOR MODIFICATION TO AN APPROVED PUD <br />DEVELOPMENT PLAN (PUD-94-04) TO ALLOW AN INCREASE IN <br />FLOOR AREA RATIO (FAR) FROM THE REQUIRED 59.3 PERCENT <br />TO 65 PERCENT FOR CLERESTORY LOFT ADDITIONS FOR THE <br />PROPERTIES LOCATED ON SAINT JOHN CIRCLE, SAINT JOHN <br />COURT, AND 4102 THROUGH 4183 PLEASANTON AVENUE, WITHIN <br />THE SAINT JOHN PLACE SUBDIVISION <br />PROPERTY OWNERS: Saint John Place Owners Association <br />GENERAL PLAN: Medium Density Residential <br />ZONING: PUD-MDR (Planned Unit Development -Medium Density Residential) <br />District <br />SUMMARY <br />The applicant has proposed an increase in the floor area ratio (FAR) from the required <br />59.3 percent to 65 percent in order to "fill in" the clerestory loft spaces in the existing <br />residences located in the Saint John Place subdivision. The proposed interior loft <br />additions would not change the building footprint and would not result in any exterior <br />changes to the home with the exception of repositioning existing clerestory windows to <br />allow for the floor plate. <br />RECOMMENDATION <br />Information only; no action is required. <br />FINANCIAL STATEMENT <br />The project consists of private development associated with interior residential <br />construction and therefore will have no fiscal impact on the City. <br />
