pLEASANTONL <br />CITY COUNCIL AGENDA REPORT <br />8 <br />March 6, 2007 <br />Planning and Community Development <br />TITLE: PUD- 98- 16 -4M, JANE AND ROGER MANNING — CONSIDER AN <br />APPLICATION FOR A MINOR MODIFICATION TO AN APPROVED <br />PUD DEVELOPMENT PLAN FOR THE MARIPOSA RANCH <br />DEVELOPMENT TO REDUCE THE RIGHT (SOUTH) SIDE YARD <br />SETBACK FROM THE REQUIRED 10 FEET TO 5 FEET AND THE <br />COMBINED SIDE YARD SETBACK FROM THE REQUIRED 25 FEET <br />TO 18 FEET FOR CONSTRUCTION OF A CUSTOM HOME AT <br />5270 CLUBHOUSE DRIVE (LOT 14 TRACT 7372). <br />PROPERTY OWNERS: Jane and Roger Manning <br />GENERAL PLAN: Low Density Residential <br />ZONING: PUD -LDR (Planned Unit Development — Low Density Residential) District <br />SUMMARY <br />The applicant has proposed a decrease in the south side yard setback and resulting <br />combined side yard setback to accommodate a custom home. The Municipal Golf <br />Course Properties' Design Guidelines requires homes with a front entry garage to have <br />a minimum 10 -foot side yard setback and a minimum 25 -foot combined side yard <br />setback. The south side of the subject lot is adjacent to open space. The proposed <br />decrease in the right (south) side yard setback to five feet and resulting combined side <br />yard setback of 18 feet would, therefore, have minimal impact on other lots in the <br />development. No members of the public have expressed concern regarding the <br />proposed reduction. <br />RECOMMENDATION <br />Information only; no action is required. <br />FINANCIAL STATEMENT <br />This project will have no fiscal impact on the City. <br />
