THE CITY OF <br />PL£~S~NTONa <br />CITY COUNCIL AGENDA REPORT <br /> <br />March 6, 2007 <br />Planning and Community Development <br />TITLE: PUD-99-08-1 M, RUBEN GUZMAN -CONSIDER AN APPLICATION <br />FOR A PUD MINOR MODIFICATION TO AN APPROVED PUD <br />DEVELOPMENT PLAN TO ALLOW ADDITIONAL GRADING AND <br />RETAINING WALLS IN THE REAR AND SIDE YARDS OF AN <br />EXISTING 24,259 SQUARE-FOOT, SINGLE-FAMILY SITE LOCATED <br />AT 2528 LEONA PLACE ON THE NORTH SIDE OF VINEYARD <br />AVENUE <br />PROPERTY OWNERS: Ruben Guzman <br />GENERAL PLAN: Vineyard Avenue Specific Plan -Low Density Residential (< 2.0 <br />du/ac) <br />ZONING: PUD - LDR (Planned Unit Development -Low Density Residential) <br />District <br />SUMMARY <br />The modification will enable the homeowners to increase the useable rear- and side- <br />yard areas of their property for patios, trellises, spa, etc. The proposed retaining wall <br />will vary from two to four feet in height and will be constructed of the same crib-lock type <br />of block material used by the original developer in the site's front yard to protect two <br />existing eucalyptus trees from grading and construction damage. As conditioned the <br />trees will be retained and protected during the landscape installation. There were no <br />public inquiries or comments on the proposal in response to the public notice. <br />RECOMMENDATION <br />Information only; no action is required. <br />FISCAL IMPACT <br />No fiscal impact to City services is expected. <br />
