THE CITY OiiF <br />r ._~~ i m lm ~i:~i ~ ~ n~ V <br />j'L£~S~4NTON~ CITY COUNCIL AGENDA REPORT <br />March 6, 2007 <br />Planning and Community Development <br />TITLE: PUD-56, MICHAEL AMINIAN/MOHSEN SADRI - CONSIDER AN <br />APPLICATION FOR PUD DEVELOPMENT PLAN APPROVAL TO <br />ALLOW THREE NEW SINGLE-FAMILY HOMES ON AN <br />APPROXIMATELY 2.45-ACRE PARCEL LOCATED AT 865 CLARA <br />LANE <br />PROPERTY OWNERS: Michael Aminian and Mohsen Sadri <br />GENERAL PLAN: Specific Plan Area <br />SPECIFIC PLAN: Vineyard Avenue Corridor Specific Plan, Lot #6 <br />ZONING: PUD-LDR/OS (Planned Unit Development-Low Density Residential/Open <br />Space) District <br />SUMMARY <br />The applicants propose to subdivide their existing parcel and construct three homes. <br />The applicants have agreed to implement all recommended conditions of approval as <br />shown in Exhibit B. Staff and the Planning Commission believe that the project, as <br />conditioned, is well designed and includes adequate measures to address neighbors' <br />concerns. Several neighbors on Gray Fox Circle are concerned about the visibility of <br />the house on Lot 1, a few neighbors on Clara Lane are concerned about the design of <br />the Clara Lane extension, and a neighbor on Ingrid Court is concerned about <br />construction traffic on Clara Lane. The project adheres to the Vineyard Avenue Corridor <br />Specific Plan. <br />PLANNING COMMISSION RECOMMENDATION <br />By a vote of 5 to 0, the Planning Commission recommended approval of the project, <br />subject to the conditions shown in Attachment 1. <br />RECOMMENDATION <br />Make a finding that the proposed PUD development plan is consistent with the General <br />Plan, Vineyard Avenue Corridor Specific Plan, and purposes of the PUD ordinance; and <br />introduce the attached draft ordinance approving Case PUD-56 subject to the conditions <br />of approval recommended by the Planning Commission and staff as shown in Exhibit B. <br />
