PC-2006-15 <br />RF_SOL, LTTION APPROVING A CONDITIONAL, USE PERMIT FOR PETER CHAN/ <br />ALUHA CABiNF_T'RY, AS F1LED UNDER CASE PCUP-156 <br />WHEREAS, Peter Chan/Aloha C7abinetry has applied for a conditional use permit to allow a. <br />cabinetry shop business within the existing building located at 3930 Valley <br />Avenue, within the Valley Business Park; and <br />WHF REAS, zoning for the property is PUD-I (Pl~u~ned Unit Development - industri alb <br />District; and <br />WHEREAS, at its duly noticed public hearing of April 19, 2006, the Planning Commission <br />considered all public testimony, re]evant exhibits, and recommendations oi-thc <br />City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt iiom the requirements of the <br />California F_nvironmental Quality Act (CEQA~- and <br />WHEREAS, the Planning Commission made the following findings: <br />"I'he proposed ]ocation of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br />7~he general provisions of the Zoning Ordinance state that part of the objectives of <br />the ordinance are to foster a harmonious, convenient, workable relationship <br />among land uses; protect existing land uses from inharmonious influences; and <br />ensure that public and private lands ulti ~rtately are used for the purposes which are <br />the most appropriate and. beneficial to the City as a whole. As conditioned, the <br />proposed use would be consistent with these objectives. <br />The subject building is located in Valley Business Park, which is Located in a. <br />Planned Unit Development Industrial SPUD-I~ District acid is intended to provide <br />sites for light industrial uses including manufacturing, industries engaged in <br />construction and building trades, neighborhood and support commercial uses, and <br />oiPce uses- Given the srriall scale of the operation and its location, the proposed <br />use would be compatible with surrounding uses. As proposed there would be six <br />employees, infrequent customer visits, and. inbound and outbound deliveries <br />occurring a few times a week. For these reasons, the use would not create parking <br />or circulation in~pac[s_ Therefore, this I3nding can be made. <br />
