PC7-2005-16 <br />RESOLIJTFON RECOMMENDING APPROVAL OF TIIE APPLICATION OF ALAMEIUA <br />NEW COMMUNITIES FOR A MAJOR MODIFICATION TO A PLANNED UNIT <br />DEVELOPMENT DEVELOPMENT PLAN, AS FILED UNDER CASE PUD-99-O1-3M <br />WHEREAS, Alameda New Communities has applied for a major modification to an approved <br />Plaintied Unit Development development plan to allow solid Tenting along the <br />side and/or rear yard property lines of 4476 Tosca Court, 4462 Tosca Court, <br />80 1 2 Oak Greek Drive, 8024 Oak Creek Drive, 801 5 Oak Creek Drive, 803 ] Oak <br />Creek Drive, 8045 Oak Creek Drive, 4526 River Rock Hill Road, and 4538 River <br />Rock Hill Road, all located in the Westrid ge Subdivision (formerly the I_.enioine <br />property; and <br />W IIEREA S, zoning for the property is PUD-RDR/LDR (Planned LTnii Development -Rural <br />Density Residential/Low Dan sity Residential District; and <br />WHEREAS, at its duly noticed public hearing of April 27, 2005, the Planning C7ommission <br />considered all public testimony, relevant exhibits, and recomiriendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature arc categorically exempt from the requirements of the <br />California Enviror~rnental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission determined that the proposed modification would he <br />consistent with other recently approved projects in the subdivision and. would not <br />alter the natural topographical Features of the area- <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1 _ Recommends approval of Case PUD-99-OI-3 M, the application of Alatiicda New <br />Communities fora niodiFcation to the appro vcd Planned Unit Developtrieni <br />development plan to allow solid fencing along the side and/or rear yard property <br />lines of 4476 Tosca Court, 4462 "Tosca Court, 8012 Oak Creek Drive, 8024 Oak <br />Creek Drive, 8015 Oak Creak Drive, 8031 Oak Creek Drive, 8045 Oak Creek <br />Drive, 4526 River Rock Hill Road, and 4538 Kiver Rock Hill Road, all located in <br />the Westridge Subdivision (formerly the Lemoine property), subject to the <br />conditions shown in Exhibit "H," attached hereto and made part of this case by <br />reference- <br />
