 CITY COUNCIL OF THE CITY OF PLEASANTON <br /> ALAMEDA COUNTY, ALAMEDA <br /> ORDINANCE NO. 1917 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF PAUL <br /> BERCHEM/BERCHEM TRUST FOR PUD DEVELOPMENT PLAN <br /> APPROVAL, AS FILED UNDER CASE PUD-43 <br /> <br /> WHEREAS, Paul Berchem/Berchem Trust has applied for (1) Planned Unit <br /> Development (PUD) development plan approval to demolish the existing <br /> 1,628-square-foot home and construct a new 4,035-square-foot, single-story <br /> residence located at 2538 Vineyard Avenue, in the Vineyard Avenue <br /> Corridor Specific Plan Area; and (2) the creation of site development <br /> standards for the subject site; and <br /> <br /> WHEREAS, the City Council determined that them were no changes to the <br /> environmental circumstances and impacts from the time that it certified the <br /> Environmental Impact Report for the Vineyard Avenue Corridor Specific <br /> Plan area in June 1999 that would affect the environmental document; and <br /> <br /> WHEREAS, the Council received the Planning Commission's recommendations for <br /> approval of development plan; and <br /> <br /> WHEREAS, a duly noticed public heating was held on May 17, 2005; and <br /> <br /> WHEREAS, the City Council finds that the development plan, building design, and site <br /> development standards are consistent with the General Plan, the Vineyard <br /> Avenue Corridor Specific Plan, and the purposes of the PUD ordinance. <br /> <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> HEREBY ORDAIN AS FOLLOWS: <br /> <br /> Section 1. Approves Case PUD-43, the application of Paul Berchera/Berchem Trust <br /> for (1) Planned Unit Development (PUD) development plan approval to <br /> demolish the existing 1,628-square-foot home and construct a new <br /> 4,035-square-foot, single-story residence located at 2538 Vineyard Avenue, <br /> in the Vineyard Avenue Corridor Specific Plan Area; and (2) the creation of <br /> site development standards for the subject site, subject to the conditions <br /> shown on Exhibit B, attached hereto and incorporated herein by this <br /> reference. <br /> <br /> <br />
