<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALrFORNrA <br /> <br />RESOLUTION NO. PC-94-14 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-94-13, THE APPLICATION OF PYOUNG HOE KOO (KOO'S <br />MARTIAL ARTS) <br /> <br />WHEREAS, pyoung Hoe Koo (Koo's Martial Arts) has applied for a <br />conditional use permit to operate a martial arts studio <br />at 3170 Santa Rita Road, Suite A - 9 and 10, in the Santa <br />Rita Square Shopping Center; and <br /> <br />WHEREAS, zoning for the property is PUD-C-O (Planned Unit <br />Development - Commercial/Office) District; and <br /> <br />WHEREAS, at their duly noticed pUblic hearing of April 13, 1994, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The site of the proposed use is located in a PUD _ <br />C/O (Planned Unit Development - Commercial/Office) <br />zoning district which conditionally permits music <br />and dance schools which are similar uses to martial <br />arts. One of the purposes of this neighborhood <br />commercial center is to provide locations to offer <br />commodities and services to the residents of <br />P leasanton and surrounding areas. The proposed <br />martial arts studio provides a physical <br />conditioning service that would be available to the <br />community. Additionally, other businesses in Santa <br />Rita Square could potentially benefit from the <br />presence of Koo's Martial Arts in that they offer <br />services and merchandise that may appeal to the <br />studio's students and/or their parents. The <br />conditions of approval proposed for this project <br />give the City the appropriate controls to ensure <br />that the use does not have any negative impacts on <br />the surrounding residences and businesses. The use <br />permit for the martial arts studio is, therefore, <br />in accordance with the objectives of the zoning for <br />this district. <br /> <br />11 <br /> <br />II <br />
