PC-91-25

RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER
CASE UP-91-06 FOR AMADOR VALLEY TILE SUPPLY, INC.

WHEREAS, Amador Valley Tile Supply, Inc. has applied for a
conditional use permit to operate a warehouse from the
building located at 2134 Rheem Drive, suite A; and

WHEREAS, zoning for the property is PUD (Planned unit Development)
- Industrial; and

WHEREAS, at their duly noticed public hearing of April 10, 1991,
the Planning Commission considered all public testimony,
relevant exhibits and recommendations of the city staff
concerning this application; and

WHEREAS, the Planning commission made the following findings:

A. The proposed location of the conditional use is in
accordance with the objectives of the zoning
ordinance and the purpose of the district in which
the site is located.

Some of the objectives of the zoning ordinance are
to: foster a harmonious, convenient, workable
relationship among land uses, protect existing land
uses from inharmonious influences and harmful
intrusions, and to insure that public and private
lands are used for the purposes which are most
appropriate and beneficial to the city as a whole.
The Amador Valley Tile proposal would be consistent
with these objectives.

The subject building is located in the industrial
area along Rheem Drive which has characteristics of
the city's Industrial Park (I-P) zoning district.
One purpose of the I-P district is to provide
locations for uses that can operate in close
proximity to commercial and residential uses with
minimum adverse impacts. As proposed, the proposal
will not alter the exterior of the building. Due
to similar characteristics with other uses, the
proposal will not interfere with the surrounding
uses' ability to operate. As conditioned, the
proposed use will be compatible with adjacent
industrial park users. The applicant will also be
required to mitigate any future nuisances which may
occur as a result of the proposed use.
