<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-7 <br /> <br />RESOLUTION RECOMKENDING APPROVAL OF CASE PUD-90-20, THE <br />APPLICATION OF JOSEPH CALLAHAN <br /> <br />WHEREAS, Joseph Callahan has applied for planned unit development <br />(POO) rezoning and development plan approval to construct <br />21 single-family detached dwelling units and 15 townhomes <br />to be located on an approximately 4.26 acre site located <br />at the southwest corner of Rheem Drive/Oakland Avenue <br />street intersection; and <br /> <br />WHEREAS, zoning for the property is General Industrial zoning <br />district; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 13, <br />1991, the Planning commission, after considering all <br />public testimony, relevant exhibits, and recommendations <br />of the City staff concerning this proposal, recommended <br />approval of the proposed negative declaration for Case <br />POO-90-20; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />small lot single family developments will provide an <br />important housing resource for "move-up" or "move-down" <br />buyers within the city who do not need or want a large <br />yard area; the development will provide units to moderate <br />income buyers; and the applicant has provided some <br />attractive landscaping details to enhance the <br />streetscape. <br /> <br />NOW, THEREFORE, THE PLANNING COMKISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Recommends approval of the application of Joseph <br />Callahan to construct 21 single-family detached dwelling <br />units and 15 townhomes to be located on an approximately <br />4.26 acre site located at the southwest corner of Rheem <br />Drive/Oakland Avenue street intersection, subject to the <br />conditions shown on Exhibit "A" attached hereto and made <br />part of this case by reference. <br /> <br />section 2. This resolution shall become effective immediately upon <br />its passage and adoption. <br />
