CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, ALAMEDA ORDINANCE NO. 1915 AN ORDINANCE APPROVING THE APPLICATION OF DAVID BOGSTAD/LOVING & CAMPOS ARCHITECTS AND JEFF WOODS/ BLACK MOUNTAIN DEVELOPMENT FOR PLANNED UNIT DEVELOPMENT MAJOR MODIFICATION, AS FILED UNDER CASE PUD-98-16-3M WHEREAS, David Bogstad/Loving & Campos Architects and Jeff Woods/Black Mountain Development have applied for a major modification to an approved Planned Unit Development (PUD) development plan to modify the design guidelines and review processes for the future homes of the Mariposa Ranch development by the Callippe Preserve Golf Course; and WHEREAS, zoning for the property is PUD-GC and LDR (Planned Unit Development - Golf Course and Low Density Residential) District; and WHEREAS, an environmental review for the proposed project was undertaken with the Environmental Impact Report (EIR) for the Happy Valley Specific Plan, certified by the City Council on June 16, 1998; and WHEREAS, there are no substantial changes to the project or to the circumstances under which the project is undertaken that involve new significant environmental effects or substantially increase the severity of previously identified effects, and there is no new information of substantial importance not known at the time the EIR was certified regarding the projects or its effects, mitigation measures, or alternatives; therefore, no additional environmental documentation was prepared for this application; and WHEREAS, at its meeting of March 9, 2005, the Planning Commission recommended approval of the modification to the PUD development plan; and WHEREAS, a duly noticed public hearing was held on April 5, 2005; and WHEREAS, the City Council finds that the PUD major modification is consistent with the General Plan policies and the purposes of the PUD ordinance of the City of Pleasanton; and
