PLANNXNG COMMXSSXON OF THE CXTY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTXON NO. PC-93-25 RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF PRUDENTXAL XNSURANCE COMPANY FOR MODXFXCATXONS TO THE DEVELOPMENT AGREEMENTS GOVERNING 280.5 ACRES OF THE HACIENDA BUSINESS PARK, AS FILED UNDER CASE PUD-81-30-27M/PUD-85-8-9M WHEREAS, Prudential Insurance Company has applied for a major modification to the governing Hacienda Business Park PUD's to: 1) modify the site development standards contained within Table B-1 of the Park's Design Guidelines to increase the flexibility of the building type constructed on any lot and to reduce the off-street parking requirement; 2) change the land use designation for about 130 acres to allow either office or commercial uses; 3) change certain conditions of Ordinance No. 1325 to modify the traffic requirements for future development proposals; and 4) modify the existing development agreements to provide for the proposed changes, reserve sewage capacity, and provide for other infrastructure. The proposed project would involve 30 separate lots located within the Hacienda Business Park; and WHEREAS, zoning for the property is PUD-I/C-O (Planned unit Development - Industrial/Commercial and Office); and WHEREAS, at their duly noticed public hearing of May 12, 1993, the Planning Commission, after considering all public testimony, relevant exhibits, and recommendations of the ci ty staff concerning this proposal, recommended approval of the proposed negative declaration prepared for the proposed modification; and WHEREAS, the Planning Commission determined that the draft Amendment to the Development Agreements should better enable Hacienda Business Park to continue to be developed as a high quality business park. NOW, THEREFORE, THE PLANNING COMMXSSION OF THE CXTY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of the draft Amendment to the Development Agreements governing 280.5 undeveloped, commercial/office/industrial-designatedacresofHacienda Business Park attached hereto and made a part of this case by reference. I.
