<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-25 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION TO <br />AN APPROVED PUD DEVELOPMENT PLAN AS FILED UNDER CASE <br />PUD-S5-S-4D-2M (RETAIL PROPERTIES) <br /> <br />WHEREAS, Chevys Restaurant has applied for a major modification <br />to an approved development plan for a retail commercial <br />complex to allow an approximately l,550 square foot <br />addition to an existing restaurant (Chevys), a <br />reduction in the gross square footage for a future <br />retail building, and reconfiguration of the parking and <br />landscaped areas on an approximately 3.16 acre site <br />located at 5877 Owens Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - I/C-O (Industrial/Commercial _ Office) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of April 26, 1995, <br />the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from <br />the requirements of CEQA (California Environmental <br />Quality Act); and <br /> <br />WHEREAS, the Planning Commission determined that as conditioned, <br />the proposed modifications to the restaurant and site <br />plan would be appropriate for this commercial location <br />and consistent with the Hacienda Business Park Design <br />Guidelines. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends approval of Case PUD-85-8-4D-2M, the <br />application of Chevys Restaurant for a major <br />modification to an approved development plan for a <br />retail commercial complex to allow an approximately <br />1,550 square foot addition to an existing restaurant <br />(Chevys), a reduction in the gross square footage for a <br />future retail building, and reconfiguration of the <br />parking and landscaped areas on an approximately 3.16 <br />acre site located at 5877 Owens Drive, subject to the <br />conditions shown on Exhibit "B," attached hereto and <br />made part of this case by reference. <br />
