<br />PLANNING COMMISSION OF THE CITY OF PLEASANT ON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-06 <br /> <br />RESOLUTION MAKING THE PUD FINDINGS FOR CASE PUD-94-04, <br />THE APPLICATION OF NEW CITIES DEVELOPMENT GROUP AND THE <br />STRINGER COMPANY <br /> <br />WHEREAS, New cities Development Group (Frederick Bates) and the <br />Stringer company (Scott stringer) have applied for <br />Planned Unit Development (PUD) Development Plan approval <br />for the construction of 43 detached single-family homes <br />on three properties totaling 7. 6z acres located generally <br />at the northwest corner of the Pleasanton Avenue/St. John <br />street intersection (4227 Pleasanton Avenue; 721 st. John <br />street; and 675 st. John street [the former Graham-Hitch <br />mortuary site]); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- MDR (Medium Density Residential), and Public Health and <br />Safety District; and <br /> <br />WHEREAS, at their duly noticed public hearing of January 25, 1995, <br />the Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application, recommended <br />approval of the proposed negative declaration for Case <br />PUD-94-04; and <br /> <br />WHEREAS, the Planning Commission made the PUD findings as shown in <br />Exhibit "C," attached hereto and made a part of this case <br />by reference. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Makes the PUD findings for Case PUD-94-04, the <br />application of New cities Development Group (Frederick <br />Bates) and the Stringer Company (Scott stringer) for <br />Planned Unit Development (PUD) Development Plan approval <br />for the construction of 43 detached single-family homes <br />on three properties totaling 7. 6z acres located generally <br />at the northwest corner of the Pleasanton Avenue/St. John <br />street intersection (4227 PleasantonAvenue; 721 st. John <br />street; and 675 st. John street [the former Graham-Hitch <br />mortuary site]) is consistent with the General Plan and <br />the PUD-MDR zoning of the property. <br /> <br />Section 2. This resolution shall become effective immediately upon <br />its passage and adoption. <br /> <br />. <br />
