<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-06 <br /> <br />RESOLUTION APPROVING A NEGATIVE DECLARATION FOR THE <br />APPLICATION OF PONDEROSA HOMES, AS FILED UNDER CASE PUD-96-1O <br /> <br />WHEREAS, Ponderosa Homes has applied for prezoning to PUD (Planned Unit Development) <br />- Medium Density Residential and PUD development plan approval for a <br />360-unit, single-family development on an approximately 92 acre parcel located <br />at 3380 and 3450 Mohr Avenue; and <br /> <br />WHEREAS, zoning for the property is Unincorporated; and <br /> <br />WHEREAS, at its meeting of January 22, 1997, the Planning Commission received a proposed <br />negative declaration prepared for Case PUD-96-1 0; and <br /> <br />WHEREAS, the Planning Commission has received and reviewed the Initial Study dated <br />October 29, 1996, and received the recommendations of staff; and <br /> <br />WHEREAS, a duly noticed public hearing was held at which time the public was given the <br />opportunity to comment on the environmental impacts of the proposal; and <br /> <br />WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with <br />the applicable state and local guidelines governing the preparation of Negative <br />Declarations and Environmental Impact Reports; and <br /> <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br />have any significant adverse effects on the environment. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends approval of the Negative Declaration prepared for Case PUD-96-1O, the <br />application ofPonderosa Homes for prezoning to PUD (Planned Unit Development)- <br />Medium Density Residential and PUD development plan approval for a 360-unit, <br />single-family development on an approximately 92 acre parcel located at 3380 and <br />3450 Mohr Avenue. <br /> <br />Section 2. This resolution shall become effective immediately upon its passage and adoption. <br />
