PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-97-06 RESOLUTION APPROVING A NEGATIVE DECLARATION FOR THE APPLICATION OF PONDEROSA HOMES, AS FILED UNDER CASE PUD-96-1O WHEREAS, Ponderosa Homes has applied for prezoning to PUD (Planned Unit Development) - Medium Density Residential and PUD development plan approval for a 360-unit, single-family development on an approximately 92 acre parcel located at 3380 and 3450 Mohr Avenue; and WHEREAS, zoning for the property is Unincorporated; and WHEREAS, at its meeting of January 22, 1997, the Planning Commission received a proposed negative declaration prepared for Case PUD-96-1 0; and WHEREAS, the Planning Commission has received and reviewed the Initial Study dated October 29, 1996, and received the recommendations of staff; and WHEREAS, a duly noticed public hearing was held at which time the public was given the opportunity to comment on the environmental impacts of the proposal; and WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with the applicable state and local guidelines governing the preparation of Negative Declarations and Environmental Impact Reports; and WHEREAS, the Planning Commission finds that approval of the proposed project would not have any significant adverse effects on the environment. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of the Negative Declaration prepared for Case PUD-96-1O, the application ofPonderosa Homes for prezoning to PUD (Planned Unit Development)- Medium Density Residential and PUD development plan approval for a 360-unit, single-family development on an approximately 92 acre parcel located at 3380 and 3450 Mohr Avenue. Section 2. This resolution shall become effective immediately upon its passage and adoption.
