PC-97-03 <br /> <br />RESOLUTION RECOMMENDING CONDITIONAL APPROVAL OF THE <br />APPLICATION OF BOULEVARD DEVELOPMENT AND DAVID MARTINEZ FOR <br />A MAJOR MODIFICATION TO AN APPROVED PLANNED UNIT DEVELOPMENT <br />AS FILED UNDER CASE PUD-90-l9-6M <br /> <br />WHEREAS, Boulevard Development and David Martinez have applied for a major <br />modification to an approved PUD Development Plan to change the exterior <br />color/material requirements and the methodology used to calculate building <br />height, and to increase the maximum size of the first tier lots for the custom lots in <br />the Moller Ranch residential project generally located to the west/northwest of the <br />Foothill RoadlMuirwood Drive street intersection; and <br /> <br />... <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - Rural/Low Density <br />Residential) and A (Agriculture) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of January 8, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Negative Declaration of Environmental Significance was previously prepared <br />and adopted with the approval ofPUD-90-l9; and <br /> <br />WHEREAS, the Planning Commission determined that I) the PUD modification to increase <br />the maximum house size for the first tier of lots would be detrimental to <br />maintaining the highly aesthetic quality of the Foothill Road corridor; and 2) the <br />proposed color and material modifications, and methodology for computing the <br />height ofthe proposed homes, as conditioned, are appropriate. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-90-19-6M, the application of Boulevard <br />Development and David Martinez, for a major modification to an approved PUD <br />Development Plan to change the exterior color/material requirements and the <br />methodology used to calculate building height for the Moller Ranch residential <br />project generally located to the west/northwest of the Foothill RoadlMuirwood <br />Drive street intersection, subject to the conditions shown on Exhibit "B," attached <br />hereto and made part ofthis case by reference. <br />
