Item 6c <br /> THE CITY OF <br /> AGENDA REPORT <br /> Pleasanton Limbed School District <br /> CITY COUNCIL AND BOARD OF TRUSTEES * <br /> _ 4M-� °...�� ���� ��� � enF ps <br /> J LEASANTON JOINT MEETING of <br /> April 20, 2023 <br /> TITLE: COMMUNITY DEVELOPMENT UPDATE <br /> RECOMMENDATION <br /> Accept report and update from City staff regarding current and future community <br /> development trends. <br /> SUMMARY <br /> This report summarizes current and future development trends in Pleasanton, including <br /> recent development activity under review, approved, and/or under construction, as reflected <br /> in the bi-monthly Community Development Department update; and as reported in the most <br /> recent Annual Planning Report (APR) submitted to the State of California, which summarizes <br /> residential entitlements and permits issue during the past calendar year. <br /> In January 2023, the City Council adopted the 2023-2031 6th Cycle Housing Element to fulfill <br /> a Statewide mandate for every California jurisdiction to plan and zone for projected housing <br /> needs, including a numeric target known as the Regional Housing Need Allocation (RHNA). <br /> With many new opportunities created for housing development through the re-zoning of sites <br /> as part of the Housing Element, and based on applications currently in process, Pleasanton <br /> is likely to see an uptick in new residential development over the coming years, although with <br /> many external and market factors coming into play, it is difficult to reliably predict the amount <br /> of new housing that may be constructed. <br /> BACKGROUND <br /> Current Development Trends <br /> The City's Community Development Department oversees current and long-range planning <br /> for Pleasanton, and tracks and reports on planning and entitlement activity within the City in <br /> the bi-monthly Community Development Department update (Attachment 1). The report <br /> provides a snapshot of development activity including projects under review (pre-approval), <br /> approved, and under construction, as well as long-range planning activities currently <br /> underway. Each spring, staff develops the Annual Planning Report (APR) for submittal to the <br /> State (Attachment 2), which summarizes and reports residential entitlements and permits <br /> issued during the past calendar year. Summarized below are the major trends and data <br /> reflected in those two reports. <br />
