PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2003-08 <br />RESOLUTION APPROVING THE APPLICATION OF RICK THIELE FOR DESIGN <br />REVIEW APPROVAL, AS FILED UNDER CASE PDR-265 <br />WHEREAS, Rick K. Theile has applied for design review approval to allow the demolition of an <br />existing approximately 1,242-squaze-foot, one-story building and to allow the <br />construction of a new approximately 1,607-squaze-foot, two-story office building <br />located at 252 Spring Street; and <br />WHEREAS, zoning for the property is Central Commercial (C-C), Downtown Revitalization, <br />and Core Area Overlay District; and <br />WHEREAS, at its duly noticed public hearing of February 26, 2003, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature aze categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the findings for granting a certificate of <br />appropriateness, and determined that the proposed project conforms to the <br />purposes of the Downtown Revitalization District and can issue a Certificate of <br />Appropriateness for demolition of the existing building; and <br />WHEREAS, the Planning Commission determined that the proposed new building is well- <br />designed and substantially similar in design and materials to the existing building. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves the application of Rick Theile for design review approval to allow the <br />demolition of an existing approximately 1,242-square-foot, one-story building and <br />to allow the construction of a new approximately 1,607-square-foot, two-story <br />office building located at 252 Spring Street, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br />
