CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, ALAMEDA <br /> <br /> ORDINANCE NO. 1902 <br /> <br />AN ORDINANCE APPROVING THE APPLICATION OF VALLEY PARK <br />ASSOCIATES, LLC, FOR PUD REZONING AND DEVELOPMENT PLAN <br />APPROVAL, AS FILED UNDER CASE PUD-30 <br /> <br />WHEREAS, <br /> <br />Valley Park Associates, LLC, has applied for PUD rezoning of an approximately <br />66,511-square-foot infill lot located at 325 Ray Street from R-1-6,500 <br />(Single-Family Residential) District to PUD-O (Planned Unit Development - <br />Office) District and for PUD development plan approval to construct an <br />approximately 15,300-square-foot office building and related site improvements at <br />the subject site; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by <br /> the Council on February 17, 2004; and <br /> <br />WHEREAS, the Council received the Planning Commission's recommendations for approval of <br /> the rezoning and development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on February 17, 2004; and <br /> <br />WHEREAS, <br /> <br />pursuant to Resolution No. 04-008, the City Council approved an amendment to <br />the Downtown Specific Plan to allow a partial two-story building as proposed by <br />the PUD development plan; and <br /> <br />WHEREAS, the City Council determined that the proposed rezoning is appropriate for the site; <br /> and <br /> <br />WHEREAS, <br /> <br />the City Council finds that the development plan and building design is consistent <br />with the General Plan, the Downtown Specific Plan, and the purposes of the PUD <br />ordinance. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br />HEREBY ORDAIN AS FOLLOWS: <br /> <br />Section 1. <br /> <br />Approves the rezoning of the site to PUD-O (Planned Unit Development - Office) <br />District. <br /> <br /> <br />
