CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, ALAMEDA ORDINANCE NO. 1902 AN ORDINANCE APPROVING THE APPLICATION OF VALLEY PARK ASSOCIATES, LLC, FOR PUD REZONING AND DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-30 WHEREAS, Valley Park Associates, LLC, has applied for PUD rezoning of an approximately 66,511-square-foot infill lot located at 325 Ray Street from R-1-6,500 (Single-Family Residential) District to PUD-O (Planned Unit Development - Office) District and for PUD development plan approval to construct an approximately 15,300-square-foot office building and related site improvements at the subject site; and WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by the Council on February 17, 2004; and WHEREAS, the Council received the Planning Commission's recommendations for approval of the rezoning and development plan; and WHEREAS, a duly noticed public hearing was held on February 17, 2004; and WHEREAS, pursuant to Resolution No. 04-008, the City Council approved an amendment to the Downtown Specific Plan to allow a partial two-story building as proposed by the PUD development plan; and WHEREAS, the City Council determined that the proposed rezoning is appropriate for the site; and WHEREAS, the City Council finds that the development plan and building design is consistent with the General Plan, the Downtown Specific Plan, and the purposes of the PUD ordinance. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1. Approves the rezoning of the site to PUD-O (Planned Unit Development - Office) District.
