Location and Notification Map <br /> STAFF RECOMMENDATION <br /> Staff recommends that the Planning Commission review the attached materials, hear public <br /> comments, and provide direction to staff and the applicant on the project. <br /> EXECUTIVE SUMMARY <br /> Brad Hirst (applicant), on behalf of the property owner, Anabi Real Estate Development LLC, is <br /> proposing to demolish the existing 7-Eleven convenience store, auto service building, and <br /> Shell service station canopy located at 3760 and 3790 Hopyard Road and construct a new <br /> "7-Eleven" convenience store, drive-through car wash, and Shell service station canopy over <br /> fuel pumps. The existing fuel station and convenience store are located on two separate, but <br /> adjoining parcels, which the applicant proposes to merge into a single parcel after the PUD <br /> approval. The applications, which include a Planned Unit Development plan and rezoning; and <br /> a conditional use permit, are being presented to the Commission for consideration in a work <br />ALL <br /> AGENDA AMENDMENTS <br /> CONSENT CALENDAR - Consent Calendar items are considered routine and will be enacted by one <br /> motion unless a request for removal for discussion or explanation is received from the Planning <br /> Commission or a member of the public by submitting a speaker card for that item. <br /> 1.
