CITY COUNCIL AGENDA REPORT <br /> pLEASANTON,. <br /> June 19, 2018 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, AND <br /> SUBDIVISION AGREEMENT FOR TRACT 8245 LOCATED AT 3988 <br /> FIRST STREET, 3878 STANLEY BOULEVARD AND 3780 STANLEY <br /> BOULEVARD <br /> SUMMARY <br /> PUD-110 (Tract 8245), located at 3988 First Street, 3878 Stanley Boulevard and 3780 <br /> Stanley Boulevard, is a subdivision of a combined 15.03-acre site as shown on <br /> Attachment 1 . The three addresses combined are more commonly known as Irby <br /> Ranch. The subdivision will construct 87 new single-family homes and related <br /> infrastructure on an approximately 10.6-acre portion of the site, create an approximately <br /> 1.64-acre lot to be dedicated to the City for affordable housing to be constructed by <br /> Sunflower Hill, and establish an open space/arroyo parcel on approximately 2.8 acres <br /> located along the south side of the properties. Additionally, PUD-110 will construct the <br /> Nevada Street extension connecting First Street/Stanley Boulevard with the existing <br /> Nevada Street. Staff has reviewed the Final Map, Improvement Plans, and Subdivision <br /> Agreement and has found them to be in substantial conformance with the approved <br /> PUD-110, Vesting Tentative Map 8259, and the Development Agreement. All <br /> improvements necessary for this development will be installed and constructed with <br /> Tract 8245. <br /> RECOMMENDATION <br /> 1. Approve the Final Map, Improvement Plans, and Subdivision Agreement for Tract <br /> 8245. <br /> 2. Accept all street right-of-way and easements offered for dedication on the Final Map. <br /> 3. Authorize the City Manager to execute the Subdivision Agreement. <br /> FINANCIAL STATEMENT <br /> The proposed development will have a negligible financial impact on the City. Revenue <br /> from taxes and development fees generally covers the increased cost to provide <br /> services and maintain infrastructure. The developer, Meritage Homes of California, Inc. <br /> (Meritage), is responsible for the cost of constructing the public improvements, including <br /> the Nevada Street extension associated with Tract 8245. <br />
