zr <br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA_COUNTY, CALIFORNIA <br />RESOLUTION NO. PC -2010-08 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />DR. WILLIAM AND LYDIA YEE FOR A MAJOR MODIFICATION, <br />AS FILED UNDER CASE PUD -87-19-03M <br />WHEREAS, Dr. William and Lydia Yee have applied for a Major Modification to an <br />approved Planned Unit Development (PUD) development plan to allow <br />four custom lots on an approximately 29.8 -acre site located at <br />4100 Foothill Road, custom lot design guidelines, and off-site construction <br />on Foothill Road; and <br />WHEREAS, zoning for the property is PUD-LDR/RDR/OS (Planned Unit Development <br />— Low Density Residential/Rural Density Residential/Open Space) District; <br />and <br />WHEREAS, at its duly noticed public hearing of April 28, 2010, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, The environmental review for the proposed project is covered by an <br />updated Initial Study/Negative Declaration addressing the modification of <br />the creek/drainage channel and the tree removal resulting from this <br />modification and from the realigned entrance driveway; and <br />WHEREAS, the Planning Commission determined that the proposed modification <br />would be consistent with other recently approved projects in the area and <br />would not alter the natural topographical features of the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD -87-19-03M, the application of Dr. <br />William and Lydia Yee for a major Modification to an approved Planned <br />Unit Development (PUD) development plan to allow four custom lots on an <br />approximately 29.8 -acre site located at 4100 Foothill Road, custom lot <br />design guidelines, and off-site construction on Foothill Road, subject to the <br />conditions shown in Exhibit A, attached hereto and made part of this case <br />by reference. <br />Section 2. This resolution shall become effective immediately upon its passage and <br />adoption. <br />
