PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC -2008-06 <br />RESOLUTION APPROVING THE APPLICATION OF HOWARD PARSELL <br />FOR DESIGN REVIEW APPROVAL, AS FILED UNDER CASE PDR -645 <br />WHEREAS, Howard Parsell has applied for design review approval to construct four <br />multi -tenant buildings totaling 70,575 square feet with landscaping and lot <br />improvement at the property located at 3700 Boulder Court; and <br />WHEREAS, zoning for the property is I -G-40,000 (General Industrial) District; and <br />WHEREAS, at its duly noticed public hearing of February 13, 2008, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, in -fill development projects on sites of five acres or less that have no <br />habitat for endangered, rare, or threatened species, that can be <br />adequately served by all required utilities and public services, that are <br />consistent with the General Plan and zoning regulations, and would have <br />no significant effects on traffic, noise, air quality, or water quality are <br />categorically exempt [Section 15332, Class 32(a -e)] from the requirements <br />of the California Environmental Quality Act (CEQA), and this project meets <br />the conditions of the Class 32 exemptions; and <br />WHEREAS, the Planning Commission determined that the proposed project is <br />consistent with the appearance of the existing buildings in the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PDR -645, the application of Howard Parsell for design <br />review approval to construct four multi -tenant buildings totaling <br />70,575 square feet with landscaping and lot improvement at the property <br />located at 3700 Boulder Court, subject to the conditions shown in <br />Exhibit B, attached hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br />
