PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC -2008-02 <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 7940, <br />THE APPLICATION OF MIKE CAREY AND STEVE MAESTAS <br />WHEREAS, Mike Carey and Steve Maestas have applied for Vesting Tentative Tract <br />Map approval to subdivide an approximately 0.24 -acre site located at <br />225 West Angela Street into five lots ranging in size from 1,156 square <br />feet to 3,186.5 square feet; and <br />WHEREAS, The subdivision map is submitted in conformance to the previously <br />approved application, PUD -55; and <br />WHEREAS, zoning for the property is PUD -HDR (Planned Unit Development — High <br />Density Residential) and Core Area Overlay District; and <br />WHEREAS, at its duly noticed public hearing of January 23, 2008, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, an Environmental Impact Report (EIR) for the Downtown Specific Plan <br />was prepared and certified, and the California Environmental Quality <br />Act (CEQA) specifies that individual residential projects that are prepared <br />pursuant to the requirements of an adopted Specific Plan, for which an <br />EIR has been prepared and certified, are exempt from additional <br />environmental review; further, there is neither new information nor <br />changed circumstance to trigger further environmental review; and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed map substantially conforms to the zoning <br />regulations/development plan. <br />The tentative map's design and improvements closely follow the <br />development plan and Conditions of Approval for PUD -55. The required <br />modifications have been addressed in the Conditions of Approval. <br />Therefore, this finding can be made. <br />
