<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-21 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF DONG YU <br />REAL ESTATE DEVELOPMENT FOR PUD PLAN APPROVAL, AS FILED UNDER CASE <br />PUD-98-01 <br /> <br />WHEREAS, Dong Yu Real Estate Development has applied for Planned Unit Development <br />(PUD) plan approval for a six-lot custom home development which revised the lot <br />layout and roadway configuration for this 7.68 acre portion of the property which <br />was formerly part of a 22-lot subdivision (Equus Heights) on approximately <br />50.36:,:: acres located on the west siJe of Foothill Road at Equus Court; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR/RDRJOS (Planned Unit Development - Low <br />Density ResidentialIRural Density Residential/Open Space) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of March 25, 1998, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case PUD-98-0 I; and <br /> <br />WHEREAS, the Planning Conunission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g. vehicle access, <br />"acceptable risk" geologic hazards, and flood hazards. A geotechnical/ <br />geological study has been prepared outlining necessary geotechnical <br />repairs that would be completed as part of the project improvements, as <br />well as identifying a minimum 50 ft. setback of habitable structures from <br />an earthquake fault zone. The proposed development generally meets the <br />intent of the West Foothill Road Corridor Overlay District ordinance and <br />guidelines which would ensure that the development blends with the rural <br />character of the area and preserve the views of the ridge. The project <br />would be required to complete improvements to its Foothill Road frontage <br />which will help improve the safety of vehicles, pedestrians, and bicycles <br />that use this road. <br />
