RESOLUTION NO. 17-932 <br /> A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br /> PLEASANTON APPROVING VESTING TENTATIVE MAP 8259, THE <br /> APPLICATION OF PONDEROSA HOMES II, INC. <br /> WHEREAS, Ponderosa Homes. II, Inc. has applied for Vesting Tentative <br /> Map approval to subdivide a parcel located at 6900 Valley Trails Drive, totaling <br /> approximately 9 acres in area, into 36 new residential lots and four common <br /> parcels (the "Project"); and <br /> WHEREAS, the tentative map is submitted in conformance with the PUD <br /> application, PUD-113; and <br /> WHEREAS, at its duly noticed public hearing of May 2, 2017, the City <br /> Council considered all public testimony, relevant exhibits, and recommendations <br /> of the City staff and Planning Commission concerning this application; and <br /> WHEREAS, the environmental effects of this project were reviewed with the <br /> PUD application, PUD-113, and it was determined that project is exempt from <br /> additional CEQA review because the project was adequately analyzed in Projects <br /> Negative Declaration and satisfies all the requirements of CEQA; and <br /> WHEREAS, after a review of the materials presented, the Pleasanton City <br /> Council reaffirms all of the considerations and findings set forth in Planning <br /> Commission staff report; and <br /> WHEREAS, the City Council has determined that the proposed subdivision <br /> is in keeping with the requirements of the PUD development plan, PUD-113. <br /> NOW,THEREFORE, BE IT RESOLVED THAT THE CITY COUNCIL <br /> OF THE CITY OF PLEASANTON DOES RESOLVE, DECLARE, <br /> DETERMINE, AND ORDER THE FOLLOWING: <br /> SECTION 1. Approves the application of Ponderosa Homes II, Inc. for <br /> Vesting Tentative Map approval to subdivide a parcel located at located 6900 <br /> Valley Trails Drive, totaling approximately 9 acres in area, into into 36 new <br /> residential lots and four common parcels (Parcels A-C and Lot 11 in Exhibit B), <br /> subject to the conditions shown in Exhibit A, attached hereto and made part of this <br /> case by reference. <br /> SECTION 2. This resolution shall become effective immediately upon the <br /> effective date of the ordinance approving the PUD-113. <br /> PASSED, APPROVED, AND ADOPTED by the City Council of the City of <br /> Pleasanton at a meeting held on May 2, 2017. <br /> 1 <br />
