RESOLUTION NO. 17-930 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PLEASANTON, APPROVING A NEGATIVE DECLARATION FOR THE APPLICATION OF PONDEROSA HOMES II, INC., AS FILED UNDER CASE NOS. P16-1386, PUD- 113, AND TRACT 8259 WHEREAS, at its meeting of May 2, 2017, the City Council received a proposed Negative Declaration for the application of Ponderosa Homes II, Inc. for applications for the following at an approximately 9-acre parcel: 1) an amendment to the General Plan Land Use designation from Public and Institutional to Medium Density Residential; 2) rezoning from R-1-6,500 (One-Family Residential) to PUD-MDR (Planned Unit Development — Medium Density Residential) District; 3) PUD development plan approval to demolish the existing religious building and related improvements and construct 36 single-family homes, a private clubhouse with a parking lot, and related site improvements; and 4) Vesting Tentative Subdivision Map approval to subdivide the 9-acre parcel into 36 residential parcels and four common area parcel; and WHEREAS, the City Council received and reviewed the Initial Study, dated March 8, 2017, and received the recommendations of the staff and Planning Commission; and WHEREAS, a duly noticed public hearing was held on May 2, 2017, at which time the public was given the opportunity to comment on the environmental impacts of the proposed projects; and WHEREAS, the City Council has reviewed the potential impacts in accordance with the applicable state and local guidelines governing the preparation of the Negative Declarations; and WHEREAS, the City Council finds that the proposed projects would not have any significant adverse effects on the environment. NOW, THEREFORE, BE IT RESOLVED THAT THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES RESOLVE, DECLARE, DETERMINE, AND ORDER THE FOLLOWING: SECTION 1. Approves the Negative Declaration for the applications of Ponderosa Homes II, Inc. for an amendment to the General Plan Land Use designation from Public and Institutional to Medium Density Residential (P16-1386); 2) rezoning from R-1-6,500 (One- Family Residential) to PUD-MDR (Planned Unit Development — Medium Density Residential) District; 3) PUD development plan approval to demolish the existing religious building and related improvements and construct 36 single-family homes, a private clubhouse with a parking lot, and related site improvements (PUD-113); and 4) Vesting Tentative Subdivision Map approval to subdivide the 9-acre parcel into 36 residential parcels and four common area parcel (TRACT 8259). 1
