CITY COUNCIL AGENDA REPORT <br /> June 21, 2016 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, AND <br /> SUBDIVISION AGREEMENT FOR TRACT 8257 LOCATED AT 3430, <br /> 3440, AND 3450 CORNERSTONE COURT <br /> SUMMARY <br /> Tract 8257 creates 25 single-family home lots and 5 open space lots on an approximately <br /> 4.2-acre site. The property is located at 3430, 3440 and 3450 Cornerstone Court as <br /> shown on Attachment 1. Staff has reviewed the Final Map, Improvement Plans and <br /> Subdivision Agreement, and has found them to be in substantial conformance with the <br /> approved Vesting Tentative Map. All improvements necessary for this tract will be <br /> installed and constructed with Tract 8257. <br /> RECOMMENDATION <br /> 1. Approve the Final Map, Improvement Plans, and Subdivision Agreement for Tract <br /> 8257. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The proposed development will have a negligible financial impact on the City. Revenue <br /> from taxes and development fees generally covers the increased cost to provide services <br /> and maintain infrastructure. The developer, Ponderosa Homes II, Inc., is responsible for <br /> the cost of constructing the public improvements related to Tract 8257. <br />
