THE CITY OF AA 11
1 ld= con^.
LEASANTONC CITY COUNCIL AGENDA REPORT
February 16, 2016
Engineering
TITLE: ADOPT A RESOLUTION ACCEPTING RIGHT OF WAY DEDICATION
ON HOPYARD ROAD AND AUTHORIZING THE QUITCLAIM OF A
PORTION OF THE NORTHEAST CORNER OF JOHNSON COURT
SUMMARY
The Pleasanton General Plan 2005-2025 identifies the need to install an additional
dedicated right turn lane from southbound Hopyard Road onto westbound Owens Drive.
A condition of approval for PUD-100, which entitled the construction of the Chick-fil-A
restaurant adjacent to 6111 Johnson Court, required that land be dedicated in accordance
with the General Plan. Pursuant to the conditions of approval, Delta Properties, the
owner of 6111 Johnson Court, is submitting their"offer to dedicate" land that runs along
their easterly property line to the City for planned street purposes. However, this
dedication of property and eventual construction of the right turn impacts Delta Properties'
parking layout at the existing office building that is located on site. Accordingly, Delta
Properties has requested that the City quitclaim a similar amount of property on the
opposite side along what is now Johnson Court (as shown on Attachment 1), which will
provide them with additional area to meet their parking needs.
RECOMMENDATION
1. Adopt a resolution accepting the right of way dedication on Hopyard Road, declaring
the northeast corner of Johnson Court as excess property, and approving the grant of
such excess property to the property owner at 6111 Johnson Court.
2. Authorize the City Manager to execute a quitclaim deed.
3. Direct the City Clerk to record the quitclaim deed of the Johnson Court Property.
FINANCIAL STATEMENT
There will be a minimal increase to the budget for the maintenance of the area to be
dedicated, which is currently a landscape area. Construction of the dedicated right turn
lane is not necessary at this time, but future development in the area may be required to
construct the lane, or contribute toward its construction. There will be no fiscal impact to
the City by quitclaiming the excess property.
