THE CITY OF <br /> - t "' <br /> 4 <br /> CITY COUNCIL AGENDA REPORT <br /> pL£ASANTONc <br /> September 18, 2012 <br /> Community Development <br /> Planning Division <br /> TITLE: PUD-89, HENDRICK AUTOMOTIVE GROUP — APPLICATION FOR PUD <br /> DEVELOPMENT PLAN APPROVAL TO ALLOW THE DEMOLITION OF <br /> AN APPROXIMATELY 2,950-SQUARE-FOOT BUILDING AND THE <br /> CONSTRUCTION OF AN APPROXIMATELY 6,260-SQUARE-FOOT <br /> BUILDING TO PROVIDE AUTOMOTIVE DETAILING SERVICES, AN <br /> INVENTORY PARKING LOT, AND RELATED SITE IMPROVEMENTS AT <br /> 3932 OLD SANTA RITA ROAD <br /> SUMMARY <br /> Hendrick Automotive Group proposes to demolish an existing approximately 2,950- <br /> square-foot building and construct an approximately 6,260-square-foot building for <br /> automotive detailing services at 3932 Old Santa Rita Road. The existing building near <br /> the southeast corner of the property would remain for the storage of automotive parts and <br /> the remainder of the site would be used for inventory parking. The applicant would <br /> construct a new sidewalk along the front (western) boundary of the site and trees to be <br /> removed for this improvement would be replaced. Areas along the northern, western, and <br /> southern boundaries will be landscaped. <br /> PLANNING COMMISSION ACTION <br /> Recommended approval to the City Council by 5-0 vote on August 22, 2012, subject to <br /> conditions set forth in Exhibit A (Attachment 1 to this report). <br /> RECOMMENDATION <br /> 1. Find that the proposed PUD development plan is consistent with the General Plan; <br /> 2. Make the PUD findings for the proposed development plan as listed in the staff <br /> report; and <br /> 3. Introduce an ordinance approving Case PUD-89, subject to the conditions of <br /> approval listed in Exhibit A. <br /> FINANCIAL STATEMENT <br /> With this expansion of the auto dealership, the applicant will be required to pay <br /> development impact fees upon securing a building permit from the City Building and <br /> Safety Division, and the property owner will continue to pay property taxes and sales <br /> taxes for facilities located in the City. <br />
