Build it Green:We have increased our Green Points from 75 to 79. <br /> 2. Trees:We are hopeful that Staff can work with the Council regarding the tree reports.We are <br /> evaluating the possibility of preserving a few of the trees.Tree 76 (Black Walnut) located at the <br /> southeast corner of the property and tree 65 (Douglas Fir) located on the west property line. <br /> This would reduce the number of removed trees from 20 to 18. In addition, we are proposing to <br /> provide 43 street and front yard trees with an additional 50 or so rear yard trees as homeowner <br /> options and/or buy the development.This should result with approximately 93 new trees for a <br /> ratio of 5.16 to 1. <br /> 3. Noise Study:We have furnished the additional sound study information requested by <br /> Councilmen Sullivan which includes the train horn. See report dated 5-10-11.Table 1 represents <br /> the worst&best case conditions. In addition we included the current noise study dated 4-20-10 <br /> which is consistent with other recent developments along the railroad corridor. <br /> 4. Neighbor Solar Panels: Two studies(one by the Architect of Record and another by the <br /> adjacent homeowner) have confirmed that there is little impact to the performance of the solar <br /> panels. However,with the removal of unit 12, now parcel A(open space)we believe that the <br /> elimination of the structure from this lot, should contribute to resolving this condition. In <br /> addition, if the homeowner would like assistance with positioning the solar panels correctly and <br /> in compliance with the ordnance, we would be happy assist with this operation. <br /> 5. Additional Open Space:We have revised our site plan to include the open space(tot-park) as <br /> requested by Council and included 3 additional parking stalls.The addition of this new common <br /> space will require a HOA,which our civil documents now reflect. <br /> 6. Existing Home: We understand the need and desire to preserve the historical resources of <br /> Pleasanton. Had the existing home been identified as such,and included in the City's Registry of <br /> Historical Resources,or had the Historical Resource Evaluation (Form 523) identified the <br /> property as eligible for selection,the property could have been classified as a Historical <br /> Resource and discussed under those pretenses afforded to a valid Historical Resource. However, <br /> for more than 8 years since the 2002 Historical Resource Evaluation started, this property was <br /> never recognized or included on that list even though the entire South side of Stanley Blvd was <br /> included.
