PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-13 <br />RESOLUTION APPROVING THE APPLICATION OF DON MENDEZ FOR DESIGN <br />REVIEW APPROVAL, AS FILED UNDER CASE PDR-172 <br />WHEREAS, Don Mendez has applied for design review approval of an approximately 1,500- <br />square-foot addition to an existing office building and the construction of an <br />approximately 2,400-square-foot, two-unit residential apartment building on an <br />approximately 0.2-acre lot located at 218 Ray Street; and <br />WHEREAS, zoning for the property is C-C (Central Commercial), Downtown Revitalization, <br />Core Area Overlay District; and <br />WHEREAS, at its duly noticed public hearing of February 13, 2002, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission determined that the proposal is consistent with the <br />provisions of the Downtown Specific Plan and the Downtown Design Guidelines, <br />and the proposed project complements the existing buildings in the surrounding <br />neighborhood and is an attractive mixed-use project. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PDR-172, the application of Don Mendez for design review <br />approval of an approximately 1,500-square-foot addition to an existing office <br />building and the construction of an approximately 2,400-square-foot, two-unit <br />residential apartment building on an approximately 0.2-acre lot located at 218 Ray <br />Street, subject to the conditions shown in Exhibit "B," attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
