PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-12 <br />RESOLUTION APPROVING THE APPLICATION OF BETH FOX AND <br />KATE COUGHLIN FOR CONDITIONAL USE PERMIT APPROVAL, AS <br />FILED UNDER CASE PCUP-44 <br />WHEREAS, Beth Fox and Kate Coughlin have applied for a conditional use permit to <br />allow the operation of a yoga studio for up to 20 students to be located at <br />220 Division Street, Suite "B"; and <br />WHEREAS, zoning for the property is C-C (Central Commercial) District; and <br />WHEREAS, at its duly noticed public hearing of February 13, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br />the California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />The site of the proposed use is located in the C-C (Central <br />Commercial) zoning district which conditionally permits music <br />and dance schools and gymnasiums that are similar to the proposed <br />yoga studio. The proposed yoga studio provides a physical <br />conditioning service that would be available to the community and <br />that would be very compatible with the surrounding businesses and <br />tenants in the azea. The adjacent downtown businesses would <br />potentially benefit from the presence of the yoga studio in that they <br />offer services and merchandise that may appeal to the studio's <br />students. The conditions of approval provide the appropriate <br />controls to ensure that the use does not have any negative impacts <br />on surrounding businesses. <br />
