THE <br /> THREE SITES ARE: (1) THE W.P. CAREY SITE AT THE SOUTHEAST <br /> CORNER OF OWENS DRIVE AND WILLOW ROAD (ASSESSOR'S <br /> PARCEL NO. 941 2778 013 -00 AND PART OF APN 941 2778 012 -00); <br /> (2) THE BRE SITE AT THE NORTH CORNER OF HACIENDA DRIVE <br /> AND GIBRALTAR DRIVE (APN 941 2778 011 -00); AND (3) THE <br /> ROCHE MOLECULAR SYSTEMS SITE, SOUTH OF GIBRALTAR <br /> DRIVE BETWEEN WILLOW ROAD AND HACIENDA DRIVE (A <br /> PORTION OF APN 941 2761 003 -00). <br /> PROPERTY OWNERS: Site 1: W.P. Carey <br /> Site 2: BRE Properties Inc. <br /> Site 3: Roche (Boehringer Mannheim Corporation) <br /> GENERAL PLAN: Mixed Use /Business Park <br /> ZONING: PUD -I /C -O <br /> SUMMARY <br /> This is a City- initiated proposal to rezone three sites near BART in the Hacienda <br /> Business Park to allow mixed use development including housing at 30 or more units <br /> per acre. This proposal addresses a commitment made in the 2003 Housing Element to <br /> rezone land sufficient to accommodate the City's share of the regional housing need, <br /> and is consistent with General Plan discussions and adopted policies which encourage <br /> the development of mixed use and residential densities that support affordable housing <br /> and transit in Hacienda. Furthermore, the rezonings address litigation filed by the <br /> Urban Habitat Program, wherein the City has stated its intention to complete the <br /> rezonings as soon as possible following the adoption of the General Plan. The <br /> rezonings are being proposed ahead of a comprehensive modification of the Hacienda <br /> PUD which will commence later this year, and which will define a new vision for mixed <br /> use, transit oriented development in the Business Park. <br />
