THE CITY OF 4 <br /> pL£ASANTONo CITY COUNCIL AGENDA REPORT <br /> September 15, 2008 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVAL OF THE FINAL MAP, IMPROVEMENT PLANS, <br /> SUBDIVISION AGREEMENT AND GROWTH MANAGEMENT <br /> AGREEMENT FOR TRACT 8004 (VILLAGE AT IRONWOOD) <br /> SUMMARY <br /> Tract 8004 creates three single family detached residential lots for the project's model <br /> homes. Additionally, there will be a common area parcel that will provide a private <br /> recreation area and clubhouse, as well as 3 larger parcels that will be re- subdivided with <br /> subsequent subdivision maps. The property is located on the north side of the City <br /> Operations Services Center. Staff has reviewed the Final Map and Improvement Plans <br /> and has found them to be in substantial conformance with the approved Tentative Map. <br /> Ponderosa Homes has also requested a Growth Management Agreement that would <br /> phase development over a five year period. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On April 15, 2009, the Planning Commission approved an application from Ponderosa <br /> Homes for Vesting Tentative Map to subdivide an approximately 23.1 -acre site located <br /> on Reimers Drive into 110 single family home lots, plus four common area parcels, <br /> consistent with the PUD development plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Improvement Plans and Final Map for Tract 8004, the Village at <br /> Ironwood. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement and Growth <br /> Management Agreement for this development. <br /> 3. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> There will be an annual increase of $4,000 in the operating budget when the public <br /> utilities are accepted, due to increased maintenance costs. <br />
